BIM Manager

Job Summary:

Responsible for establishing, managing, and executing Building Information Modelling (BIM) processes across all projects. This role is technically focused on model-based coordination, digital construction workflows, clash detection, model integrity, data management, and integration of BIM into project execution. The BIM Manager ensures that all disciplines (architectural, structural, MEP, façade, and specialist trades) are coordinated within a federated model to support construction, planning, procurement, and handover. The role drives digital delivery standards from tender stage through project close-out and ensures BIM is used as a practical construction tool, not just a design model.

Key Responsibilities:

• Develop and implement company-wide BIM standards, execution plans (BEP), modelling protocols, and workflows in line with project requirements.
• Lead BIM implementation from tender stage, including model reviews, 4D sequencing inputs, and quantity validation.
• Manage federated models integrating architectural, structural, MEP, and specialist subcontractor models.
• Oversee model coordination meetings and manage clash detection using Navisworks or equivalent software.
• Ensure timely resolution of clashes and coordination issues prior to site execution.
• Supervise BIM engineers, coordinators, and modelers, ensuring model accuracy and LOD compliance.
• Establish model naming conventions, data structures, and file management protocols.
• Validate model accuracy against IFC drawings, shop drawings, and site conditions.
• Integrate BIM with construction planning (4D), cost control (5D), and procurement workflows where applicable.
• Support quantity take-offs and material extraction directly from models.
• Coordinate with planning, commercial, procurement, and site teams to ensure models reflect actual construction progress.
• Ensure models are updated to reflect revisions, variations, and as-built conditions.
• Manage subcontractor BIM deliverables and ensure compliance with project BIM requirements.
• Lead digital handover process including COBie data and asset information models (AIM).
• Implement QA/QC procedures for model checking and data validation.
• Provide technical support to site teams for model-based construction and digital layout.

Qualifications and Experience:

• 12 or more years of experience with at least 5 years of hands-on BIM management experience within contracting companies in UAE.
• Proven experience managing BIM for high-rise, commercial, residential projects with strong multidisciplinary coordination (Architectural, Structural, MEP, and Façade) and hands-on experience in 4D simulation and model-based quantity extraction.
