FIT-OUT PROJECT MANAGER
Position: Fit-Out Project Manager
Department: Projects / Operations
Reports To: General Manager / Projects Director
Location: UAE
Employment Type: Full-Time
1. Job Purpose
The Fit-Out Project Manager will be responsible for the overall management and successful delivery of interior fit-out projects from project award through final handover. The role involves managing project planning, design coordination, procurement, manpower, subcontractors, site execution, quality, safety, cost, programme, client coordination, and project close-out.
The Project Manager will ensure that all projects are completed on time, within budget, according to approved drawings and specifications, and to the required quality and safety standards.
2. Key ResponsibilitiesProject Management
- Take overall responsibility for the planning, execution, monitoring, and completion of fit-out projects.
- Develop project execution plans, programmes, manpower plans, and resource requirements.
- Establish project milestones and monitor progress against the approved programme.
- Ensure projects are delivered within the approved budget and agreed timeline.
- Identify project risks, delays, and potential issues and implement corrective actions.
- Coordinate all project activities from mobilization to final handover.
Design Coordination
- Coordinate with the Design Manager, architects, engineers, consultants, and clients.
- Review and coordinate architectural, interior, joinery, shop, and MEP drawings.
- Ensure all drawings and design information are available before site execution.
- Resolve design discrepancies, technical issues, and clashes.
- Manage design changes and ensure approved revisions are communicated to the site team.
- Ensure the construction team works only with approved drawings and specifications.
Site & Construction Management
- Monitor daily site progress and ensure proper execution of all fit-out works.
- Supervise construction teams, site engineers, supervisors, foremen, and subcontractors.
- Ensure works are executed according to approved drawings, specifications, method statements, and quality standards.
- Coordinate different trades to ensure smooth project execution.
- Conduct regular site inspections and progress reviews.
- Ensure proper sequencing of works to avoid delays and rework.
Subcontractor Management
- Select, coordinate, and manage subcontractors in coordination with management and procurement.
- Monitor subcontractor performance, manpower, productivity, quality, and progress.
- Ensure subcontractors comply with project requirements and approved programmes.
- Review subcontractor work progress and coordinate corrective actions where required.
- Maintain effective working relationships with all subcontractors and suppliers.
Procurement & Material Management
- Coordinate with Procurement and Stores departments regarding project requirements.
- Prepare and monitor material schedules based on project programme.
- Ensure approved materials are ordered and delivered on time.
- Review material submittals, samples, and technical specifications.
- Monitor material availability at site and prevent work stoppages due to material shortages.
- Control material wastage and ensure proper storage and protection.
Cost & Commercial Management
- Monitor project costs against approved budgets and BOQs.
- Ensure efficient utilization of manpower, materials, equipment, and subcontractors.
- Identify variations, additional works, and potential cost impacts.
- Review and submit variation requests for management/client approval.
- Coordinate with the QS/commercial team regarding valuations, variations, claims, and project costs.
- Minimize unnecessary expenditure, wastage, and rework.
Quality Management
- Ensure all works meet approved quality standards and project specifications.
- Coordinate inspections with consultants and clients.
- Ensure proper implementation of QA/QC procedures.
- Review inspection reports and ensure non-conformities are rectified.
- Monitor workmanship and finishing quality throughout the project.
- Ensure all snagging works are completed before handover.
Health & Safety
- Ensure compliance with company HSE policies and applicable UAE requirements.
- Coordinate with the HSE team to maintain safe working conditions.
- Ensure workers and subcontractors use appropriate PPE.
- Monitor site housekeeping and safe working practices.
- Address unsafe conditions immediately and ensure corrective actions are implemented.
- Report accidents, incidents, and major safety concerns to management.
Client & Consultant Management
- Act as the main point of contact between the company, client, consultant, and project stakeholders.
- Attend project meetings and provide regular progress updates.
- Maintain professional communication with clients and consultants.
- Address client concerns and coordinate timely solutions.
- Obtain necessary approvals and ensure client requirements are properly communicated to the project team.
Project Reporting
- Prepare and submit daily, weekly, and monthly project reports.
- Monitor project progress, manpower, materials, procurement, costs, and programme.
- Report delays, risks, variations, and critical issues to management.
- Maintain accurate project documentation and records.
- Prepare project dashboards and progress presentations when required.
Handover & Close-Out
- Coordinate project completion, testing, inspections, and snagging.
- Ensure all outstanding works and defects are closed before handover.
- Coordinate final client and consultant inspections.
- Ensure as-built drawings, warranties, manuals, test certificates, and other close-out documents are completed.
- Coordinate final project handover and demobilization.
- Review project performance and prepare lessons learned for future projects.
3. Qualifications & Experience
- Bachelor's Degree in Civil Engineering, Architecture, Interior Design, Construction Management, or a related field.
- Minimum 8–12 years of experience in construction/interior fit-out projects.
- Minimum 5 years of UAE/GCC experience in a Project Manager role preferred.
- Proven experience managing complete fit-out projects from award to handover.
- Experience in commercial, retail, hospitality, F&B, residential, corporate, or high-end fit-out projects.
- Experience managing multiple subcontractors, suppliers, site teams, and project stakeholders.
- UAE Driving Licence is preferred.
4. Technical Skills
- Strong knowledge of interior fit-out construction and finishing works.
- Excellent ability to read architectural, structural, interior, joinery, and MEP drawings.
- Strong knowledge of BOQ, specifications, contracts, and construction methodologies.
- Good knowledge of project scheduling and progress monitoring.
- Proficiency in MS Office and AutoCAD.
- Knowledge of MS Project or Primavera P6 is an advantage.
- Good understanding of QA/QC and HSE requirements.
- Strong knowledge of fit-out materials, construction methods, and site practices.

7. Preferred Experience
Experience in large-scale commercial fit-outs, luxury interiors, hospitality, retail, corporate offices, F&B, airport projects, or other high-profile fit-out projects will be an advantage.
Pay: AED12,000.00 - AED16,000.00 per month
