Position Objectives

To lead and manage multi-site renovation and refurbishment projects from scope definition through handover, ensuring delivery within time, cost, and quality parameters. The role demands a seasoned professional who understands the unique complexities of working within live, occupied, or operationally constrained environments, balancing minimal disruption with maximum execution efficiency.

Job Description & Responsibilities

  • Define the renovation scope through detailed condition assessments, reviews of existing drawings, and as-built surveys before project mobilisation.
  • Develop phased project plans that account for site access constraints, operational continuity requirements, and sequencing dependencies unique to renovation work.
  • Establish realistic timelines that account for discovery risks, including hidden structural conditions, legacy MEP systems, material compatibility issues, and regulatory compliance gaps.
  • Manage on-site renovation activities across multiple locations simultaneously, ensuring work is executed per approved drawings, specifications, and method statements.
  • Coordinate sequencing of demolition, structural intervention, MEP retrofitting, and finishing works to avoid rework and minimise downtime.
  • Conduct regular site inspections with particular attention to interface management between existing fabric and new works.
  • Serve as the primary point of contact for clients, facility managers, subcontractors, and consultants throughout the project lifecycle.
  • Manage contractor performance with a focus on workmanship quality, adherence to method statements, and compliance with site-specific operational restrictions.
  • Coordinate with building owners and occupants to schedule intrusive works during approved windows with minimum disruption.
  • Proactively identify renovation-specific risks, including asbestos, structural surprises, legacy system failures, and scope creep from unforeseen conditions.
  • Enforce quality assurance protocols at every stage, from surface preparation and substrate condition to final finishes and systems commissioning.
  • Ensure full HSE compliance in constrained, potentially occupied environments where standard construction-site protocols require adaptation.
  • Own the project budget with close monitoring of variation orders, provisional sums, and contingency utilisation, as these areas tend to be significantly more volatile in renovation versus new build.
  • Review and approve valuations, interim payment certificates, and final accounts in coordination with QS/cost management teams.
  • Maintain financial transparency through regular cost-to-complete reporting and early escalation of budget risks.
  • Prepare and present project status reports, risk registers, and financial summaries to senior leadership and client stakeholders.
  • Maintain documentation standards covering RFIs, site instructions, inspection records, and variation logs specific to the renovation scope.

Qualifications & Experience

  • Bachelor's degree in Civil Engineering, Architecture, Construction Management, or a related discipline from Saudi Arabia or a developed country only.
  • Minimum 10 years of project management experience, with the majority in renovation, refurbishment, or fit-out projects. Candidates from pure new-build backgrounds will not be considered.
  • Demonstrated experience managing concurrent multi-site renovation programs in occupied or semi-occupied environments.
  • Strong understanding of building pathology, existing systems assessment, and retrofit methodologies.
  • Expertise in phased delivery planning, variation management, and contract administration under renovation-specific conditions.
  • Excellent stakeholder communication skills with the ability to manage expectations across clients, occupants, and subcontractors simultaneously.
