About Primo

Primo is a Dubai-based luxury villa renovation company specialising in the design and complete turnkey renovation of high-end residential properties.

We are currently looking for an experienced Project Manager to take responsibility for the delivery of a high-value luxury villa renovation in Dubai.

This is not a general construction Project Manager position. The successful candidate must have proven experience delivering high-end residential, luxury villa or premium interior fit-out projects, with an exceptional understanding of finishing quality and attention to detail.

The Role

You will have overall responsibility for the day-to-day management and successful delivery of the project, from mobilisation through construction, fit-out, snagging and final handover.

The villa will involve a very high standard of architectural and interior finishes, bespoke joinery, specialist materials and multiple subcontractors. You must therefore understand the level of coordination, planning and quality control required to deliver a genuinely luxury residential project.

You will act as the main point of coordination between Primo, our subcontractors, the client's representative, architects, interior designers, consultants and suppliers.

Key Responsibilities

Your responsibilities will include:

  • Overall management and delivery of the villa renovation project.
  • Developing, maintaining and driving the construction programme.
  • Planning works and ensuring activities are properly sequenced.
  • Managing and coordinating all subcontractors and specialist trades.
  • Conducting regular subcontractor coordination meetings.
  • Monitoring subcontractor performance, manpower and productivity.
  • Ensuring subcontractors work in accordance with the programme and approved drawings.
  • Reviewing architectural, structural, MEP and interior design drawings.
  • Identifying drawing discrepancies and coordination issues before they affect construction.
  • Coordinating closely with architects and interior designers to resolve technical and design issues.
  • Liaising professionally with the client and client's representative throughout the project.
  • Providing regular progress updates and reporting.
  • Managing RFIs, approvals, technical queries and design changes.
  • Coordinating material selections, samples and approvals.
  • Monitoring procurement schedules and identifying long-lead items.
  • Ensuring materials are ordered and delivered in accordance with the construction programme.
  • Managing MEP, civil, architectural and interior fit-out interfaces.
  • Monitoring project costs and identifying potential variations.
  • Ensuring variations are identified and communicated before additional works proceed.
  • Maintaining high standards of site organisation, health and safety.
  • Managing snagging, testing, commissioning and final handover.

High-End Finishing & Quality Control

Extensive high-end finishing experience is essential for this position.

The successful candidate must have a very strong eye for detail and understand the quality expected on a luxury residential project.

You should have significant experience managing and inspecting works including:

  • Natural stone and marble
  • Large-format and specialist tiling
  • Bespoke joinery and cabinetry
  • Veneer and timber finishes
  • Decorative wall panelling
  • Specialist paint and decorative finishes
  • Gypsum ceilings and architectural features
  • Shadow gaps and concealed details
  • Doors and ironmongery
  • Kitchens and fitted furniture
  • Luxury bathrooms
  • Sanitaryware and brassware
  • Architectural lighting
  • Glass and metalwork
  • Flooring
  • FF&E installation
  • External works, landscaping and swimming pools

You will be expected to identify unacceptable workmanship before it reaches the client or consultant, rather than relying on the snagging process to identify defects.

Subcontractor Management

A major part of this position will be controlling and coordinating specialist subcontractors.

You must be confident:

  • Managing multiple subcontractors simultaneously.
  • Setting clear daily and weekly targets.
  • Reviewing manpower against programme requirements.
  • Challenging subcontractors when works fall behind.
  • Checking workmanship continuously.
  • Coordinating interfaces between different trades.
  • Resolving site problems quickly.
  • Rejecting work that does not meet the required standard.
  • Ensuring subcontractors rectify defects promptly.
  • Maintaining professional but firm control of the site.

We are looking for someone who takes ownership of the project, rather than simply reporting problems to management.

Client, Architect & Interior Designer Coordination

This is a client-facing management position.

The Project Manager must be confident and professional when communicating with high-end residential clients and their representatives.

You will regularly liaise with:

  • Client representatives
  • Architects
  • Interior designers
  • Structural engineers
  • MEP consultants
  • Specialist consultants
  • Subcontractors
  • Suppliers
  • Primo's internal design and management teams

You must be able to communicate technical issues clearly, manage expectations professionally and ensure decisions and approvals are obtained without delaying the project.

Essential Requirements

Applicants must have:

  • Minimum 3 years' UAE construction/project management experience.
  • Proven experience as a Project Manager delivering high-end residential or luxury interior fit-out projects.
  • Strong experience with luxury villa renovations is esstential.
  • Demonstrable high-end finishing experience.
  • Excellent understanding of construction sequencing and programme management.
  • Strong subcontractor management experience.
  • Good understanding of architectural, structural and MEP works.
  • Ability to read and understand detailed construction drawings.
  • Experience coordinating with architects and interior designers.
  • Experience dealing directly with clients, consultants or client representatives.
  • Strong snagging and quality-control experience.
  • Good commercial awareness, including variations and procurement.
  • Excellent spoken and written English.
  • Strong leadership and problem-solving ability.
  • Excellent organisational and reporting skills.
  • Valid UAE driving licence.

The Person We're Looking For

We are looking for someone who is hands-on, organised and exceptionally detail-oriented.

This is a luxury villa where millimetres, alignment, finishing, junctions and detailing matter. The successful candidate must understand the difference between work that is technically acceptable and work that is finished to the standard expected in a premium residence.

You should be comfortable walking the project every day, inspecting works closely, challenging poor workmanship and taking responsibility for solving problems before they affect programme, cost or quality.

You must also be commercially aware and understand that successful project management means delivering the required quality, programme and cost, not simply completing the construction.
