Facilities Engineer

Location: Riyadh

1. General Purpose of the Position

The Facilities Engineer is responsible for supervising and coordinating maintenance and technical operations within the project, ensuring the reliability, safety, and efficient operation of facilities, systems, and equipment. The role ensures preventive, corrective, and emergency maintenance is completed in accordance with technical standards, contract requirements, and company policies, while supporting client satisfaction and cost efficiency.

2. Key Duties and Responsibilities

A. Maintenance Management

Supervise daily maintenance activities and allocate tasks according to priorities.

Plan and monitor preventive, corrective, and emergency maintenance.

Follow up and close work orders, breakdowns, and service requests within required timeframes.

Monitor MEP systems, HVAC, fire protection, pumps, elevators, and other technical systems.

Analyze recurring breakdowns and recommend preventive actions.

Ensure maintenance complies with technical specifications and manufacturers' requirements.

B. Systems & Asset Management

Maintain accurate records of equipment, assets, and technical systems.

Monitor inspections, testing, maintenance, and equipment condition.

Ensure critical systems and equipment remain operational and ready.

Follow up on warranties, suppliers, and specialized service providers.

C. Team Management

Supervise and allocate tasks to the Maintenance Team.

Prepare work schedules and shifts.

Monitor attendance, productivity, and performance.

Conduct training, coaching, and performance evaluations.

Conduct pre-shift and periodic team meetings.

Ensure compliance with company standards and professional appearance requirements.

D. Spare Parts & Inventory

Ensure availability of spare parts, tools, and materials.

Coordinate with Stores and Procurement for required materials.

Monitor material consumption and inventory levels.

Ensure maintenance workshops and storage areas are organized and safe.

E. Quality, Safety & Compliance

Ensure maintenance works meet quality and technical standards.

Conduct regular inspections of facilities and equipment.

Ensure safe conditions in electrical, mechanical, and technical areas.

Report hazards, incidents, and unsafe conditions.

Ensure compliance with HSE procedures and emergency requirements.

F. Energy & Cost Efficiency

Monitor energy and water consumption.

Support energy-saving and sustainability initiatives.

Reduce waste and optimize the use of materials and spare parts.

Recommend cost-saving measures without affecting service quality.

G. Client & Coordination

Respond professionally to client maintenance requests and complaints.

Follow up on technical observations and ensure timely closure.

Coordinate with the Project Manager, client, contractors, suppliers, and other departments.

Report critical breakdowns, risks, and maintenance performance to management.

3. Reporting

Prepare and maintain required reports, including:

Preventive and corrective maintenance reports.

Breakdown and work order reports.

Equipment and system condition reports.

Spare parts and material consumption reports.

Maintenance team performance reports.

Inspection, testing, and emergency reports.

Ensure all maintenance, asset, and equipment records are accurate and up to date.

4. General & Emergency Responsibilities

Ensure maintenance teams are ready to respond to emergencies and critical breakdowns.

Coordinate specialized technical support when required.

Participate in emergency, evacuation, and business continuity plans.

Implement company policies, procedures, and project requirements.

Maintain effective teamwork and professional communication.

Participate in technical training and continuous development.

Perform other duties related to the position as assigned by management.
