Position Summary
The Commercial Manager is responsible for overseeing all commercial aspects of construction projects, including contract administration, cost control, procurement support, risk management, claims, and financial reporting. The successful candidate will work closely with project managers, clients, consultants, subcontractors, and senior leadership to ensure projects are delivered within budget while protecting the company's commercial interests.
Key Responsibilities
- Lead the commercial management of multiple construction projects.
- Manage pre-contract and post-contract commercial activities.
- Review, negotiate, and administer contracts with clients, subcontractors, and suppliers.
- Monitor project costs, budgets, cash flow, and profitability.
- Prepare and evaluate variations, claims, and change orders.
- Identify commercial risks and develop mitigation strategies.
- Ensure timely preparation and submission of payment applications.
- Manage subcontractor procurement, valuations, and final accounts.
- Provide accurate financial forecasts and monthly commercial reports.
- Support project teams in contract interpretation and dispute resolution.
- Ensure compliance with contractual obligations and company policies.
- Develop and maintain strong relationships with clients and stakeholders.
- Mentor and lead commercial and quantity surveying teams.
Qualifications
- Bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management, or a related discipline.
- Professional certification (e.g., MRICS, MCIOB, or equivalent) is an advantage.
- 15+ years of commercial experience in the construction industry.
- Minimum of 7 years in a Commercial Manager or similar leadership role.
- Strong knowledge of construction contracts, procurement, and cost management.
- Experience with FIDIC contracts is highly desirable.
- Excellent analytical, negotiation, and problem-solving skills.
- Strong communication and leadership abilities.
- Proficiency in Microsoft Office and commercial/project management software.
