About the Role

We are seeking an experienced Project Accounting Manager to lead the financial management of real estate development and construction projects. This role is responsible for overseeing project cost accounting, budgeting, financial reporting, capitalization, cash flow forecasting, contract accounting, and compliance with IFRS, SOCPA, and Saudi regulatory requirements.

The successful candidate will partner closely with Development, Engineering, Project Management, Procurement, Treasury, and Commercial teams to ensure strong financial governance throughout the project lifecycle.

Key Responsibilities

• Lead project cost accounting and monitor project budgets, commitments, and expenditures.
• Oversee construction accounting, CWIP, capitalization, and fixed asset transfers.
• Prepare project budgets, forecasts, cash flow projections, and cost-to-complete analyses.
• Review contractor payment applications, contract variations, and retention balances.
• Produce monthly project financial reports, dashboards, and performance analysis.
• Support revenue recognition for development projects in accordance with IFRS.
• Coordinate with Treasury on project funding and financing requirements.
• Ensure compliance with IFRS, SOCPA, VAT, ZATCA, and company policies.
• Support ERP enhancements and project accounting process improvements.
• Lead and develop the Project Accounting team.

Requirements

• Bachelor's degree in Accounting, Finance, Commerce, or a related field.
• 8–12 years of accounting and finance experience, including at least 5 years in Project or Construction Accounting .
• Proven experience in Real Estate Development, Construction, Infrastructure, Mixed-Use, Hospitality, or Commercial Development projects.
• Strong knowledge of project cost control, CWIP accounting, capitalization, budgeting, forecasting, and financial reporting.
• Experience with ERP systems such as Microsoft Dynamics 365, SAP, Oracle, or similar .
• Advanced Microsoft Excel skills; Power BI experience is an advantage.
• Strong leadership, analytical, and stakeholder management skills.

Preferred Qualifications

• Professional certification such as SOCPA, CPA, CMA, or ACCA .
• PMP certification is an advantage.
• Experience with mega projects, project financing, or large-scale real estate developments in Saudi Arabia.
