Contracts Manager – Real Estate & Mixed-Use Developments

📍 Location: Riyadh, Saudi Arabia

Department: Commercial / Contracts / Project Delivery

A leading real estate developer in Saudi Arabia is looking for an experienced Contracts Manager to join its growing project delivery team and support the successful execution of large-scale mixed-use and high-profile developments across the Kingdom.

The company is involved in major developments that combine technical excellence, commercial performance, and high-quality project delivery standards.

Role Overview

The Contracts Manager will be responsible for overseeing the full lifecycle of project-related contracts, from pre-contract activities through project close-out.

This role will play a critical part in protecting the company’s contractual and commercial interests by managing tendering processes, contract administration, variations, claims, compliance, and stakeholder coordination across multiple large-scale developments.

Key Responsibilities

Pre-Contract Management

  • Lead the preparation, review, and issuance of tender documentation, contracts, and Letters of Award (LOA).
  • Support tender evaluation, commercial assessment, contractual qualifications, and risk analysis prior to contract award.
  • Coordinate with technical, commercial, procurement, and delivery teams to ensure alignment between project scope and execution strategy.
  • Ensure contracts clearly define scope, deliverables, commercial terms, and risk allocation.

Post-Contract Administration

  • Manage contracts throughout the full project lifecycle from award to close-out.
  • Handle contract administration activities including notices, correspondence, instructions, and contractual records.
  • Administer variation orders, change management processes, and commercial adjustments.
  • Support claims management activities including EOT, cost, and disruption claims.
  • Monitor contractual compliance and proactively identify and mitigate commercial and contractual risks.

Governance & Stakeholder Coordination

  • Coordinate with Commercial, Legal, Procurement, Project Controls, and Delivery teams to ensure integrated project execution.
  • Maintain accurate contractual documentation and audit trails in line with internal governance procedures.
  • Support dispute avoidance and resolution strategies while protecting the company’s contractual position.
  • Close-Out
  • Lead contract close-out activities including final accounts, claims settlement, and contractual release.
  • Ensure proper documentation of contractual records and lessons learned for future projects.

Requirements

  • Bachelor’s Degree in Construction Management, Engineering, Quantity Surveying, or related discipline.
  • Minimum 12 years of experience in contract management within real estate development, mixed-use, or large-scale construction projects.
  • Mandatory experience across both Pre-Contract and Post-Contract phases.
  • Strong hands-on experience in:
  • Contract drafting & tender documentation
  • Contract administration
  • Variations & change management
  • Claims management (EOT, cost, disruption)
  • Commercial risk management
  • Strong knowledge of standard contract forms such as FIDIC or equivalent.
  • Professional certifications such as MRICS, PMP, FIDIC, or equivalent are highly preferred.
  • Excellent analytical, drafting, negotiation, and organizational skills.
  • Ability to manage multiple contracts and stakeholders simultaneously.
  • Bilingual (Arabic & English) is mandatory.
