A leading private real estate developer with a significant portfolio of strategic developments across the Kingdom is seeking a highly experienced Commercial Director / Senior Commercial Manager to lead the commercial function across major mixed-use and large-scale developments.

The organization is delivering high-value projects that combine design excellence, technical quality, and commercial performance, with a strong pipeline exceeding SAR 18 Billion.

This role is ideal for commercially driven professionals with strong expertise in procurement strategy, cost management, contract administration, and commercial leadership across the full project lifecycle.

Key Responsibilities

• Lead commercial strategy, procurement, and cost management across multiple large-scale developments.
• Develop and implement procurement and tendering strategies aligned with project delivery objectives.
• Manage tender evaluations, commercial negotiations, and contract awards.
• Establish and oversee budgeting, forecasting, cost reporting, and financial controls.
• Lead contract administration activities including variations, claims, risk management, and dispute resolution.
• Collaborate closely with design, technical, delivery, and project management teams to ensure commercial alignment.
• Drive value engineering and cost optimization initiatives while maintaining quality and delivery standards.
• Manage commercial and contractual risk exposure across all project phases.

• Detailed Design
• Pre-Construction
• Construction
• Handover & Financial Close-Out

Requirements

• Bachelor’s Degree in Quantity Surveying, Commercial Management, Construction Management, Engineering, or related discipline.
• 15–20 years of experience in commercial management within real estate development, PMC, or major construction environments.
• Strong background in:
• Procurement & Tendering
• Cost Control & Budgeting
• Contract Negotiation
• Variations & Claims
• Commercial Risk Management
• Final Accounts & Financial Close-Out
• Proven experience managing high-value contracts and large multidisciplinary teams.
• Strong knowledge of procurement and contracting models including:
• Lump Sum
• Design & Build
• EPC
• Cost Plus
• Provisional Sum
• Strong familiarity with FIDIC and international standard forms of contract.
• Experience working on mixed-use, high-rise, hospitality, giga, or masterplan developments is highly preferred.
• Excellent leadership, negotiation, stakeholder management, and communication skills.

Preferred Background

Candidates coming from leading developers, PMCs, or giga/mega project environments within Saudi Arabia or the GCC will be highly considered.
