Facilities Operations Manager (with Security and Cleaning Oversight)

Job Summary:

The Facilities Operations Manager takes full ownership of facility operations across our client sites. This role requires balanced expertise: maintaining physical building systems while directly managing and optimizing high-volume security services and commercial cleaning service teams. You will ensure service level agreements are met, manage large deployment rosters, control operating budgets, and guarantee absolute compliance with health, safety, and security regulations.

Core Responsibilities:

* Operations Management: Oversee hard services including MEP, HVAC, plumbing, and lighting, alongside soft services including commercial cleaning, physical security services, waste management, and landscaping. Ensure day-to-day cleaning standards and security patrol protocols are flawlessly executed.

* Security and Cleaning Service Delivery: Manage site-specific security deployments, guard monitoring, and crowd control protocols, while simultaneously enforcing cleaning color-coding hygiene systems, deep cleaning schedules, and proper chemical usages.

* Vendor and Contract Management: Negotiate contracts, manage external service providers, and monitor performance against Service Level Agreements (SLAs). Act as the primary point of contact for clients to handle service escalations.

* Maintenance Planning: Implement preventive and corrective maintenance schedules using Computer-Aided Facilities Management (CAFM) systems to minimize site disruptions.

* Budget and Financial Control: Develop and manage operating (OPEX) and capital (CAPEX) budgets, track expenditures, control overtime for cleaning and security staff, and drive cost-saving initiatives.

* Health, Safety, and Compliance: Ensure full compliance with local building codes, fire safety regulations, and environmental health and safety (EHS) standards. Enforce strict regulations regarding cleaning chemical handling (OSHA/COSHH) and security licensing compliance.

* Workforce Logistics: Manage scheduling, shift tracking, and continuous field training for security guards, cleaning technicians, and site supervisors.

* Sustainability: Support energy efficiency, water conservation, and carbon footprint reduction goals across all handled properties.

Requirements and Qualifications:

* Education: Bachelor’s degree in Facilities Management, Engineering, Business Administration, or a related field.

* Experience: 5 or more years of proven facilities management experience, with a strong background overseeing high-volume commercial cleaning operations and physical security services.

* Technical Skills: Deep familiarity with Building Management Systems (BMS), CAFM, or CMMS software platforms, as well as workforce scheduling tools.

* Leadership: Proven ability to manage, schedule, and motivate large, diverse teams of field-based security officers and cleaning personnel.

* Certifications: Professional credentials such as Certified Facility Manager (CFM) through IFMA, NEBOSH, or specialized security management and health certifications are highly valued.

* Travel: A valid driver's license is required for frequent client site visits and quality audits.

Pay: From AED4,000.00 per month
