JOB DESCRIPTION – MEP TEAM LEADER

Job Purpose
The MEP Team Leader is responsible for leading and coordinating the daily activities of the MEP maintenance team across SOBH Group properties and facilities. The role ensures that mechanical, electrical, plumbing, HVAC, and related maintenance works are completed safely, efficiently, and according to required company standards.

Key Responsibilities

• Lead and supervise the daily activities of MEP technicians, electricians, plumbers, HVAC technicians, and multi-technicians.
• Allocate daily work assignments and monitor the completion and quality of maintenance activities.
• Carry out and supervise preventive, corrective, and breakdown maintenance of MEP systems and equipment.
• Conduct regular inspections of electrical systems, HVAC equipment, plumbing systems, pumps, plant rooms, and other building services.
• Identify faults, troubleshoot technical problems, and provide guidance to technicians for proper rectification.
• Ensure Planned Preventive Maintenance (PPM) activities are completed according to the approved schedule.
• Respond promptly to emergency breakdowns and technical complaints and escalate major issues to the Hard Services Supervisor/FM Engineer.
• Monitor work orders and ensure assigned jobs are properly completed and reported.
• Ensure technicians use the correct tools, equipment, materials, and spare parts.
• Monitor the condition of tools and equipment and report material and spare-part requirements.
• Ensure all MEP works comply with SOBH Group HSE policies, permit-to-work procedures, and safe working practices.
• Conduct toolbox talks and provide on-the-job technical guidance to team members.
• Monitor technicians' attendance, punctuality, discipline, productivity, uniforms, and work performance.
• Maintain daily maintenance records, PPM checklists, inspection reports, and other required documentation.
• Coordinate with Soft Services, Security, and other FM teams when required.
• Support contractors and specialist service providers during maintenance and repair works.
• Maintain proper housekeeping and safety standards in plant rooms and work areas.
• Report major defects, recurring faults, and equipment concerns to the Hard Services Supervisor/FM Engineer.
• Perform other FM-related duties as assigned by the Supervisor or management.

Qualifications & Experience

• Diploma, ITI, or Technical Certificate in Mechanical, Electrical, HVAC, Plumbing, MEP, or a related technical discipline.
• Minimum 3–5 years of relevant MEP/building maintenance experience.
• Previous experience as an MEP Team Leader, Senior MEP Technician, or similar position is preferred.
• Good practical knowledge of HVAC, electrical, plumbing, mechanical, pumps, and general building systems.
• Strong troubleshooting and fault-finding skills.
• Good knowledge of PPM, corrective maintenance, HSE requirements, and safe working procedures.
• Ability to lead and coordinate a multi-skilled technical team.
• Good communication, reporting, and problem-solving skills.
• Basic computer and maintenance reporting skills are an advantage.

Pay: AED3,300.00 - AED3,500.00 per month
