Project Manager (Luxury Villas)

Nova International General Contracting is seeking an experienced and results-driven Project Manager – Luxury Villas to lead the successful delivery of high-end residential villa developments across the UAE. The ideal candidate will possess extensive experience managing luxury villa construction projects from inception through handover, ensuring exceptional quality standards, timely delivery, and budget compliance while maintaining strong client and stakeholder relationships.

Key Responsibilities

Project Leadership & Delivery

• Lead the planning, execution, monitoring, and successful completion of luxury villa projects.

• Manage multiple high-value villa projects simultaneously while maintaining quality, schedule, and cost objectives.

• Develop and implement project execution strategies, construction methodologies, and recovery plans where necessary.

• Ensure projects are delivered in accordance with contractual requirements, company standards, and client expectations.

Construction Management

• Oversee all site construction activities from mobilization through final handover.

• Coordinate with consultants, architects, designers, subcontractors, and suppliers.

• Monitor project progress and proactively address technical, commercial, and operational challenges.

• Ensure compliance with approved drawings, specifications, and local authority requirements.

Commercial & Cost Control

• Monitor project budgets, forecasts, cash flow, and financial performance.

• Review variations, claims, procurement packages, and subcontractor payments.

• Identify cost-saving opportunities without compromising quality.

• Support commercial teams in managing contractual obligations and risk mitigation.

Quality Management

• Ensure luxury finishing standards are consistently achieved throughout project execution.

• Monitor quality control processes and drive corrective actions where required.

• Coordinate inspections, snagging activities, and final handover procedures.

HSE & Compliance

• Promote and enforce a strong Health, Safety, and Environmental culture across all project sites.

• Ensure compliance with UAE regulations, company policies, and industry best practices.

• Lead risk assessments and implement mitigation strategies.

Team Leadership

• Manage and mentor project engineers, site managers, quantity surveyors, planners, and support staff.

• Foster a collaborative and performance-driven project environment.

• Support workforce planning and resource allocation across project phases.

• Bachelor’s Degree in Civil Engineering or a related field.

• Minimum 15 years of construction experience, including 8+ years managing luxury villa or high-end residential projects in the UAE/GCC.

• Proven track record of successfully delivering luxury villa developments from concept to handover.

• Strong knowledge of project management, construction methodologies, cost control, and stakeholder management.

• PMP certification and familiarity with FIDIC contracts are advantageous.

• Excellent leadership, communication, and client management skills.
