Role Purpose

The Head of Project Delivery and Construction is responsible for leading and growing Tétris/JLL’s Project Delivery and Construction (PDC) business in the Netherlands. The role holder will provide strategic and operational leadership across the project portfolio, build and manage a strong commercial pipeline, and ensure safe, high-quality, profitable delivery for clients while developing the team and JLL's reputation in the market.

Key Responsibilities

Business Leadership & Commercial Growth

Own the P&L for the Netherlands PDC business, driving revenue growth, margin performance, and operational efficiency.

Build and manage a sustainable, long-term project sales pipeline to support revenue growth across the business.

Identify, develop, and convert new project opportunities, working closely with sales, account management, and broader JLL service lines.

Lead bid, tender, and solution presentations to win new work and expand existing accounts.

Negotiate contracts and resolve commercial issues, both upstream with clients and downstream with contractors and suppliers.

Represent JLL PDC in the local market, building relationships with clients, contractors, suppliers, and industry bodies.

Project Delivery Oversight

Provide leadership and governance across the project portfolio, ensuring projects are delivered safely, on time, within budget, and to the required quality standard.

Establish and maintain robust project controls, reporting, and risk management processes in line with agreed standards and governance guidelines.

Ensure compliance with QHSE guidelines, relevant technical industry standards, and all applicable Dutch legal and regulatory requirements.

Act as an escalation point for complex or high-risk projects, stepping in to resolve issues as needed.

Promote sustainable delivery practices, including compliance with environmental legislation and relevant certifications (e.g. BREEAM), in line with JLL's ESG commitments.

Team Leadership

Recruit, develop, and retain talent to support current and future project delivery needs.

Lead, coach, and mentor the Netherlands PDC team, building capability and succession depth.

Manage team performance, setting clear objectives and providing regular feedback to direct reports.

Actively champion and embed JLL's values and culture within the team.

Client & Stakeholder Management

Build and maintain trusted relationships with key clients, acting as a senior point of contact.

Ensure client satisfaction through consistent, high-quality service delivery.

Collaborate with EMEA leadership to align local delivery with regional standards and best practice.

Key Requirements

Significant experience in project delivery and construction management, ideally within real estate, fit-out, or construction consultancy.

Proven track record of P&L ownership and commercial growth, including pipeline development and bid/tender leadership, in a professional services or construction environment.

Strong leadership experience, with the ability to build, coach, and develop high-performing teams.

Excellent client relationship and contract negotiation skills, with credibility at a senior level.
