Job Description – Construction Manager

Position: Construction Manager

Job Purpose

The Construction Manager is responsible for the overall planning, coordination, execution, and successful delivery of construction activities on the project site. The role provides leadership to site operations and ensures that construction works are completed safely, on schedule, within budget, and in accordance with approved drawings, specifications, quality standards, contractual requirements, and applicable regulations.

Key ResponsibilitiesConstruction Management

  • Lead and manage all day-to-day construction activities across the project.
  • Develop and implement construction execution strategies, plans, and methodologies.
  • Ensure construction activities are delivered in accordance with approved drawings, specifications, method statements, and project requirements.
  • Coordinate civil, structural, architectural, MEP, façade, interiors, and specialist works.
  • Establish priorities and ensure construction activities are aligned with the approved project schedule.
  • Monitor site progress and take corrective action where delays or productivity issues are identified.
  • Ensure appropriate manpower, materials, equipment, plant, and subcontractor resources are available.
  • Resolve construction-related technical and coordination issues in a timely manner.
  • Ensure proper sequencing and interface management between different trades and contractors.

Project Planning & Progress

  • Work closely with the Planning Manager to develop and maintain detailed construction schedules.
  • Monitor actual progress against planned targets and identify potential delays.
  • Develop recovery and mitigation plans for activities falling behind schedule.
  • Participate in progress meetings with the Project Director, consultant, client, and subcontractors.
  • Provide regular construction progress updates and forecasts to project management.
  • Coordinate sectional and phased handovers in line with project requirements.

Subcontractor Management

  • Manage and coordinate main subcontractors, specialist contractors, suppliers, and site teams.
  • Monitor subcontractor performance, productivity, quality, and compliance with contractual requirements.
  • Review subcontractor work programs and ensure alignment with the overall project schedule.
  • Resolve subcontractor coordination issues and escalate major contractual or performance concerns.
  • Ensure subcontractors maintain adequate manpower, equipment, supervision, and resources.

Quality Management

  • Ensure construction works are executed in accordance with approved quality standards.
  • Coordinate with QA/QC teams to implement project inspection and quality control procedures.
  • Ensure inspections and approvals are completed before proceeding with subsequent activities.
  • Minimize defects, rework, and non-conforming works.
  • Support investigation and closure of NCRs, technical queries, and quality observations.
  • Ensure proper construction records and documentation are maintained.

Health, Safety & Environment

  • Promote a strong safety culture throughout the construction team.
  • Ensure compliance with project HSE policies, procedures, and applicable legislation.
  • Conduct regular site inspections and safety walks.
  • Ensure risk assessments, method statements, permits, and safe systems of work are implemented.
  • Stop unsafe activities and ensure corrective actions are implemented immediately.
  • Coordinate with the HSE team on site safety initiatives, audits, and incident prevention.

Technical & Engineering Coordination

  • Coordinate with the Engineering and Technical teams to ensure construction issues are resolved efficiently.
  • Review construction drawings, specifications, method statements, and technical submissions.
  • Ensure the latest approved drawings and documents are available at the workface.
  • Identify design discrepancies, clashes, and constructability issues before they affect construction.
  • Coordinate RFIs and technical clarifications with consultants and design teams.
  • Support value-engineering initiatives and construction optimization.

Materials & Resources

  • Coordinate with Procurement and Logistics teams to ensure timely delivery of materials and equipment.
  • Monitor material availability against construction requirements and planned activities.
  • Ensure proper storage, handling, protection, and utilization of construction materials.
  • Monitor equipment and plant utilization to maximize productivity.

Cost & Commercial Support

  • Support the Project Manager and Commercial Manager in controlling construction costs.
  • Monitor productivity and identify opportunities to reduce waste and improve efficiency.
  • Support evaluation of variations, additional works, and subcontractor claims.
  • Ensure construction activities are carried out within approved budgets and contractual requirements.

Project Handover

  • Lead construction completion and snagging activities.
  • Coordinate with QA/QC, commissioning, technical, and client teams for inspections and handover.
  • Ensure outstanding works and punch-list items are closed within agreed timelines.
  • Support preparation of as-built documentation, O&M manuals, warranties, test certificates, and handover records.
  • Coordinate sectional, practical, and final completion activities.

Leadership & Team Management

  • Lead and motivate construction engineers, site managers, supervisors, foremen, and subcontractor teams.
  • Establish clear responsibilities and performance targets for site personnel.
  • Monitor productivity and workforce performance.
  • Develop the capabilities of site teams through coaching and mentoring.
  • Promote teamwork and effective communication between construction, engineering, QA/QC, HSE, planning, procurement, and commercial functions.

Qualifications & Experience

  • Bachelor's degree in Civil Engineering, Construction Management, Architecture, or a related discipline.
  • Professional engineering certification is an advantage.
  • Typically 12–18+ years of construction experience, including significant experience in a Construction Manager or senior site management position.
  • Proven experience delivering large-scale construction projects.
  • Experience managing multidisciplinary teams and major subcontractors.
  • Strong experience in project planning, construction execution, quality, HSE, and handover.
  • Experience in high-rise, commercial, residential, hospitality, infrastructure, mixed-use, or major building projects is preferred.

Pay: AED17,000.00 - AED18,000.00 per month
