Job description

Job Summary

We are looking for an experienced and highly competent Senior Civil Quantity Surveyor to join our construction team. The candidate will be responsible for managing the commercial and contractual aspects of civil construction projects, including quantity take-off, BOQ preparation, cost control, valuations, variations, claims, subcontractor management, and final accounts.

The ideal candidate should have 7–12 years of relevant experience, including strong UAE construction experience, with excellent knowledge of quantity surveying practices, commercial management, and FIDIC-based contracts.

Key Responsibilities

  • Prepare detailed quantity take-offs, measurements, BOQs, and cost estimates for civil construction works.
  • Review drawings, specifications, contracts, BOQs, and other project documents.
  • Monitor project costs, budgets, commitments, and cash flow.
  • Prepare and submit monthly interim payment applications and valuations.
  • Review and certify subcontractor and supplier payment applications.
  • Evaluate variations, additional works, omissions, and change orders.
  • Prepare, substantiate, and negotiate contractual claims and Extension of Time (EOT) submissions.
  • Manage subcontractor commercial administration, including payments, variations, back charges, and final accounts.
  • Prepare cost reports, forecasts, commercial reports, and financial reconciliations.
  • Monitor project progress and verify completed quantities in coordination with the site and planning teams.
  • Prepare rate analysis and assess material, labour, equipment, and subcontractor costs.
  • Assist in tendering, procurement, commercial evaluations, and subcontract negotiations.
  • Review contractual obligations and ensure compliance with project requirements.
  • Maintain proper records of commercial correspondence, variations, claims, valuations, and contractual documents.
  • Prepare and negotiate project final accounts with clients and subcontractors.
  • Identify commercial risks, cost overruns, and potential savings and recommend appropriate actions.
  • Coordinate with Project Managers, Engineers, Planning, Procurement, Finance, Consultants, Clients, and Subcontractors.
  • Provide guidance and support to junior quantity surveyors and commercial team members.
  • Participate in commercial and project progress meetings.
  • Ensure all QS activities are carried out accurately, efficiently, and within project deadlines.

Qualifications

  • Bachelor's Degree in Quantity Surveying, Civil Engineering, Construction Management, or a related field.
  • 7–12 years of relevant Quantity Surveying experience.
  • Strong UAE construction experience is mandatory/preferred.
  • Experience with civil construction, building, infrastructure, or contracting projects.
  • Strong knowledge of FIDIC contracts, variations, claims, valuations, and final accounts.
  • Good understanding of UAE construction practices and commercial procedures.
  • Knowledge of measurement standards such as POMI, SMM, NRM, or CESMM is an advantage.
  • Strong proficiency in MS Excel, MS Word, AutoCAD, and quantity surveying/commercial software.
  • Experience with CostX, Candy/CCS, or similar QS software is an advantage.
  • Excellent analytical, negotiation, communication, and problem-solving skills.
  • Ability to work independently and manage multiple commercial activities under strict deadlines.

Preferred Skills

  • Strong knowledge of civil and infrastructure quantities and measurements.
  • Experience in managing client and subcontractor accounts.
  • Strong contractual and commercial awareness.
  • Excellent documentation and report-writing skills.
  • Ability to lead and coordinate QS activities on construction projects.
  • UAE driving licence is an advantage.

Pay: AED17,000.00 - AED24,000.00 per month
