Reporting To: BMS Project Manager

Job Purpose

Responsible for BMS service, troubleshooting, preventive maintenance, corrective maintenance, AMC support, system optimization and customer technical support for existing BMS installations.

Key Responsibilities

Ø Attend BMS service calls and troubleshoot system faults.

Ø Perform preventive and corrective maintenance activities under AMC contracts.

Ø Diagnose controller, field device, communication and software-related problems.

Ø Troubleshoot DDC controllers, sensors, actuators, valves and other BMS field devices.

Ø Troubleshoot BACnet/IP, BACnet MS/TP, Modbus and other communication networks.

Ø Modify and troubleshoot BMS controller programs where required.

Ø Support graphics modification and BMS workstation/server troubleshooting.

Ø Perform point-to-point checks and verify field device operation.

Ø Identify defective components and recommend replacement requirements.

Ø Coordinate with clients and facility management teams during service activities.

Ø Prepare service reports, maintenance reports and technical recommendations.

Ø Maintain records of recurring faults and recommend permanent corrective actions.

Ø Support emergency breakdown calls and minimize system downtime.

Ø Support system upgrades, modifications and additional BMS works.

Ø Assist the service sales team in identifying additional service, retrofit and replacement opportunities.

Ø Ensure all service activities comply with company procedures and customer requirements.

Required Technical Skills

Ø Strong hands-on BMS troubleshooting experience.

Ø Knowledge of Honeywell, Siemens, Schneider, Johnson Controls or other major BMS platforms.

Ø Knowledge of DDC controllers and BMS programming.

Ø Strong understanding of HVAC control systems.

Ø Knowledge of BACnet/IP, BACnet MS/TP and Modbus.

Ø Ability to troubleshoot field devices, sensors, actuators and control valves.

Ø Good customer communication and reporting skills.

Ø UAE driving licence is preferred.
