Commercial Lead – Hyperscale Data Centre

Berlin, Germany | €150,000 + Benefits | 10/4 Rotation

We are working with a leading General Contractor to appoint an experienced Commercial Lead for a major hyperscale data centre development in Berlin.

This is a senior commercial position with responsibility across both CSA and MEP packages , making it essential that candidates have experience managing the full commercial lifecycle of large-scale, technically complex construction projects.

The Role

As Commercial Lead, you will take ownership of the commercial performance of the project, working closely with the Project Director, construction teams, subcontractors and client.

Key responsibilities will include:

• Leading the commercial function across CSA and MEP packages
• Managing major subcontractor procurement, negotiation and appointments
• Overseeing cost control, forecasting and project reporting
• Managing variations, change control and contractual entitlement
• Monitoring subcontractor accounts and commercial performance
• Leading commercial negotiations and resolving contractual issues
• Managing valuations, payments and final accounts
• Identifying and mitigating commercial risks
• Providing accurate cost-to-complete and cash-flow forecasting
• Supporting and developing the wider QS/commercial team
• Working closely with project leadership to protect margin and deliver against commercial targets

What We're Looking For

• Strong experience as a Commercial Lead, Commercial Manager or Senior Quantity Surveyor
• Proven experience on large-scale data centre or mission-critical projects
• Experience working for a General Contractor / Main Contractor
• Strong commercial understanding of both CSA and MEP packages
• Experience managing significant subcontract packages and complex supply chains
• Strong knowledge of contracts, change management and commercial risk
• Ability to lead a commercial team and operate at project leadership level
• Comfortable working internationally and on a rotational basis

€150,000 per annum + benefits
