Job description
Job Title: Estimator – Real Estate Development
Position Overview
The Estimator is responsible for preparing accurate cost estimates for residential, commercial, and mixed‑use development projects. The role ensures that all cost projections, BOQs, and tender submissions are aligned with project specifications, market pricing, and company budget requirements. The Estimator works closely with the engineering, design, procurement, and project management teams to support informed decision‑making throughout the project lifecycle.
Key Responsibilities
- Prepare detailed cost estimates for all phases of development projects, including concept, design, and execution stages.
- Review architectural, structural, and MEP drawings to extract quantities and prepare BOQs.
- Conduct market research to determine current material, labor, and subcontractor pricing.
- Coordinate with suppliers and subcontractors to obtain quotations and negotiate competitive rates.
- Analyze project risks, cost impacts, and value‑engineering opportunities.
- Prepare tender documents, cost breakdowns, and comparison sheets for management review.
- Assist in budget preparation and cost planning for new development proposals.
- Evaluate variations, change orders, and claims submitted by contractors.
- Maintain an updated database of material prices, subcontractor rates, and historical project costs.
- Support procurement and project teams with cost‑related insights during execution.
- Ensure compliance with company standards, local regulations, and project specifications.
Qualifications & Experience
- Bachelor’s degree in Civil Engineering, Quantity Surveying, or related field.
- Minimum 3–5 years of experience as an Estimator or QS in a real estate developer or contracting company.
- Strong knowledge of UAE construction market pricing and supplier networks.
- Proficiency in estimation software (e.g., CostX, PlanSwift) and MS Excel.
- Ability to read and interpret technical drawings and specifications.
- Excellent analytical, negotiation, and communication skills.
- High attention to detail and ability to work under tight deadlines.
