Strata Architect Engineer

We are looking for an experienced full-time Strata Architect Engineer to take full ownership and leadership of our real estate registration projects. In this role, you will be the central operational and technical leader driving real estate registration and strata subdivision workflows from initial design analysis to final municipal registration.

You will directly lead a Team Lead, under whom a CAD Technician and Project Coordinator operate, ensuring seamless execution, high technical quality, and strict adherence to project deadlines.

What You’ll Do:

· End-to-End Project Ownership: Oversee, direct, and deliver real estate registration projects from setup to final authority approval, taking primary accountability for project timelines, scope, and deliverables.

· Technical Strata Leadership: Review architectural plans, engineering drawings, and building layouts to execute strata titling, volumetric calculations, common property definitions, and unit allocation schedules.

· Team Leadership & Direction: Directly lead and mentor the Team Lead, while providing technical guidance and operational direction to the CAD Technician and Project Coordinator.

· Authority Liaison: Serve as the main focal point with land departments, municipal registration bodies, and authorities to clear technical submissions and obtain registration approvals.

· Client & Stakeholder Management: Function as the primary project representative for developers and clients, handling technical reporting, progress updates, and issue resolution.

· Quality Assurance & Verification: Supervise performing technical audits on all architectural plans, unit schedules, and registration packages prepared by the CAD team before submission.

· Resource & Schedule Control: Drive active resource allocation, milestone tracking, and task prioritization across the execution team.

Who We Are Looking For:

Experience: 5+ years of practical experience in architectural engineering, strata subdivision, or real estate registration.
Platform Mastery: Advanced proficiency in AutoCAD and Revit / BIM software.

Background: Bachelor’s Degree in Architectural Engineering (Mandatory).

Leadership: Proven experience managing project teams (guiding Team Leads, CAD Technicians).

Regulatory Knowledge: Deep understanding of municipal land department guidelines, real estate registration frameworks, and strata titling procedures.
