Project Manager Dubai High Rise Residential Building Contracting

A Project Manager (PM) for High-Rise Building Contracting in Dubai is responsible for the end-to-end execution of complex, vertical construction developments from ground mobilization through to final municipality handover. Operating within the fast-paced UAE main contracting sector, this leadership role requires balancing tight deadlines, multi-million AED budgets, multi-disciplinary teams, and strict local authority regulations.

Key Responsibilities

1. Project Execution & Timeline Control

• Lead full lifecycles of high-rise residential, commercial, or mixed-use towers from site mobilization to final handover.
• Monitor Master Schedules using platforms like Primavera P6 to closely track structural, architectural, and MEP milestones.
• Implement corrective actions and fast-track methodologies to mitigate structural or procurement delays.
• Manage site operations to ensure high-velocity vertical cycle times (e.g., jump-form systems, concrete pumping, tower crane logistics).

2. Financial & Contract Administration

• Direct project budgeting, cost controls, and cash flow forecasting to protect the contractor’s profit margins.
• Administer FIDIC contracts, overseeing variations, Extension of Time (EOT) claims, and contractual notifications.
• Oversee procurement of long-lead items, structural steel, specialized façade systems, and key subcontract packages.

3. Stakeholder & Authority Management

• Act as the primary interface between the client/developer, lead consultants, sub-contractors, and suppliers.
• Secure approvals from local Dubai authorities, including the Dubai Municipality (DM), Dubai Civil Defence (DCD), DEWA, and master developers (e.g., Emaar, Nakheel).
• Lead multidisciplinary teams comprising site engineers, QA/QC managers, HSE officers, and commercial staff.

4. Quality, Health, Safety & Environment (HSE)

• Enforce Zero-Harm policies tailored for high-risk, high-altitude working environments.
• Ensure strict adherence to Project Quality Plans (PQP), approved Method Statements, and Inspection & Test Plans (ITPs).

Job RequirementsEducation & Credentials

• Bachelor’s Degree in Civil Engineering, Construction Management, or a related discipline.
• Project Management Professional (PMP) or Chartered status (e.g., MRICS, CIOB) is highly preferred.
• Society of Engineers (SOE) UAE membership is typically required for local engineering sign-offs.

Experience

• Total Experience: 10 to 15+ years in civil construction.
• UAE/GCC Experience: Minimum 5 to 8 years of proven experience managing high-rise building projects directly for a Main Contractor in Dubai.
• Portfolio: Must demonstrate successful completion of at least two G+30 (or higher) tower projects from substructure/basement to finishing and handover.

Core Skills & Software

• Software: Mastery of Primavera P6, MS Project, AutoCAD, and modern BIM/Procore ecosystems.
• Competencies: Strong commercial acumen, value engineering capabilities, conflict resolution, and advanced negotiation skills.
• Languages: Business-level English fluency is mandatory. multilingual will be prefered

Pay: AED13,000.00 - AED16,000.00 per month
