The Senior Quantity Surveyor (Post Contract) is responsible for managing all commercial and contractual aspects of projects during the construction and post-award phases. The role ensures effective cost control, contract administration, valuation of works, change management, claims assessment, and financial reporting to achieve project objectives while protecting the organization's commercial interests.

Key ResponsibilitiesContract Administration

  • Administer construction contracts in accordance with contract conditions and project requirements.
  • Interpret contractual obligations, rights, and risks.
  • Maintain contract records, correspondence, notices, and documentation.
  • Ensure compliance with contractual procedures and timelines.

Cost Management & Control

  • Monitor project costs against approved budgets.
  • Prepare and maintain cost reports, cash flow forecasts, and financial statements.
  • Identify cost risks and recommend mitigation measures.
  • Analyze cost trends and provide commercial advice to project stakeholders.

Valuation & Payments

  • Review and certify interim payment applications from contractors and subcontractors.
  • Prepare and negotiate payment recommendations.
  • Assess and agree final accounts.
  • Ensure accurate measurement and valuation of completed works.

Variations & Change Management

  • Evaluate variation orders, change requests, and compensation events.
  • Negotiate and agree rates, prices, and commercial impacts of changes.
  • Maintain variation registers and monitor cost implications.

Claims Management

  • Assess extension of time (EOT) and cost claims.
  • Prepare responses to contractual claims and disputes.
  • Support dispute resolution processes, including negotiations, mediation, adjudication, or arbitration where required.
  • Provide contractual and commercial advice regarding claim entitlements.

Procurement & Subcontract Management

  • Administer subcontract agreements and monitor performance.
  • Review subcontractor payment applications and final accounts.
  • Manage commercial correspondence with subcontractors and suppliers.
  • Ensure contractual compliance throughout the project lifecycle.

Financial Reporting

  • Prepare monthly commercial reports and project forecasts.
  • Report project profitability, cost exposure, and financial risks.
  • Support management in decision-making through commercial analysis.

Stakeholder Management

  • Liaise with clients, consultants, contractors, and internal project teams.
  • Participate in commercial meetings and negotiations.
  • Build and maintain positive professional relationships with stakeholders.

Qualifications

  • Bachelor's Degree in Quantity Surveying, Construction Management, Civil Engineering, or a related discipline.
  • Professional membership or certification preferred (e.g., MRICS, MCIOB, AIQS, CIOB, or equivalent).

Experience

  • 8–15+ years of quantity surveying experience, with significant post-contract experience on major construction building projects.
  • Proven experience in contract administration, cost control, variations, claims, and final accounts.
  • Experience with standard forms of contract such as FIDIC, NEC, JCT, or equivalent.

Technical Skills

  • Strong knowledge of construction contracts and commercial management.
  • Expertise in measurement, valuation, and cost reporting.
  • Proficiency in Microsoft Excel and commercial management software.
  • Strong understanding of project controls and financial forecasting.
  • Familiarity with claims analysis and dispute resolution processes.

Job Type: Full-time

Pay: AED15,000.00 - AED18,000.00 per month
